You found the home and the seller said yes. What happens between an accepted offer and moving day? Here is the closing process as it typically unfolds in Alaska, and what your RE/MAX of Juneau agent handles at each step.
Earnest money and escrow
Within days of acceptance, your earnest money deposit goes into escrow with a neutral title company. It signals good faith and is credited toward your purchase at closing.
The inspection window
Your purchase agreement gives you a set period to inspect the home. Your inspector will crawl the attic, test the systems, and hand you a report; your agent then negotiates any repairs or credits with the seller. In Southeast Alaska, roofs, drainage, and heating systems deserve special attention.
Appraisal and loan underwriting
Your lender orders an appraisal to confirm the home’s value supports the loan. Underwriting reviews your finances one more time, so hold off on new credit cards, car loans, or job changes until after closing.
Title search and insurance
The title company researches the property’s history to confirm the seller can convey clear title, then issues title insurance protecting your ownership. Any liens or surprises get resolved before closing day.
Closing day
You will do a final walk-through, usually the day before or morning of closing, to confirm the home is in the agreed condition. Then you sign, funds transfer, the deed records, and the keys are yours. From accepted offer to keys typically runs 30 to 45 days, though every transaction has its own pace.
Questions about any step? Our agents walk buyers through this process every month and are happy to talk it through, no strings attached.
