An open house is your chance to walk a home the way you would live in it: no appointment, no pressure, and a listing agent on site to answer anything. Here is how to get real value out of the hour.

Come prepared

Check our Open Houses page for this week’s dates and times, and plan a route if several homes are showing the same day. Bring your phone for photos and notes; the details blur together faster than you expect after the third kitchen.

Look past the staging

Furniture and fresh paint are easy; structure is not. In our climate, pay attention to the roofline, gutters, and grading around the foundation, and glance at the ceilings and window sills for any history of moisture. Ask when the roof and furnace were last replaced. South-facing windows are worth their weight in gold during a Juneau winter.

Test the everyday things

Open closets, run a faucet, stand in the driveway and think about snow. Where does the plow pile go? How is the street in February? Is there covered parking or a mudroom for rain gear? Small daily frictions matter more over ten years than any backsplash.

Talk to the agent

The listing agent knows the home’s story: how long it has been on the market, whether offers are expected, what the sellers love about it. Introduce yourself, ask honest questions, and if the home is not the one, tell them what you are looking for; agents often know of listings before they go live.

Follow up fast

If a home feels right, do not wait for Monday. Homes that show well at an open house often collect offers by Sunday night. Call your agent, revisit the numbers, and be ready to move.
